House rules

Arrival & access

• Smart lock — The front door opens with a digital keypad — no key to collect or return.
• Your door code — A code is generated for your reservation and sent to you in your Airbnb messages before arrival.
• Wi-Fi — Wi-Fi covers the whole house. The network name and password are sent with your check-in details and left on the welcome card inside.

Footwear

• No outdoor shoes inside — Please leave outdoor shoes at the entrance before stepping into the living areas.
• Indoor slippers — Slippers are provided for walking around the house.
• Kitchen slippers — A separate pair is provided for the kitchen — please keep the three sets apart.

Kitchen & dining

• Cooking — All cooking, frying, and food preparation happens in the kitchen only — not in the bedrooms or living room.
• Dining — You are very welcome to eat anywhere indoors: the dining table, the living room, wherever feels right.
• What's provided — Induction cooktop, family-sized refrigerator, microwave, cookware, and dining sets for four.
• Afterwards — Please wash the cookware and utensils you use, wipe down the induction cooktop, and put food scraps in the kitchen bin.

Parking & gate

• On-site parking — Please park inside the property gate rather than on the lane.
• Keep the gate closed — Close and lock the front gate each time you come and go — it keeps the house secure and the street clear.

Trash & waste

• Sorting — Separate waste where you can and tie the black bags securely.
• Where it goes — Leave tied bags outside, in front of the gate.
• Collection — The municipal service collects every morning.

Smoking & pets

• No smoking or vaping — Smoking and e-cigarettes are not permitted anywhere on the property — indoors or outdoors. The house sits in a residential community, and we hold to this out of respect for our neighbours and for the guests who stay after you.
• No pets — We are unable to host pets of any kind on the premises.

Quiet hours

• 10:00 PM – 8:00 AM — Ours is a peaceful local neighbourhood. Please keep conversation, television, and music low during these hours.
• No parties or extra guests — Parties, loud gatherings, and unregistered overnight visitors are not permitted.

Appliances & energy

• Before you head out — Turn off the air conditioning, lights, and appliances.
• Doors & windows — Please make sure everything is closed and locked when the house is empty.
• Washing machine — The machine runs cold water cycles only.

Safety

• Fire extinguishers — One on the ground floor and one on the upper floor.
• Nearest hospital — Chiangmai Medical Center Hospital, about 1 km away.
